The condensed appraisal report costs 1,430 Euro inklusive Mehrwertsteuer (€1,202 net) — as a fixed price, regardless of the determined value. The price is fixed prior to commissioning the assignment; there is no hourly rate and no additional charges.

Why there is no fee schedule
There is no mandatory fee schedule for valuation services. The HOAI regulated fees for valuations until the 2009 amendment; since then, they have been freely negotiable. Price comparisons between providers are therefore only meaningful if the scope of services is the same — particularly regarding whether a site inspection takes place and how extensively the derivation is documented.
Condensed appraisal report or market value appraisal — what does each cost?
The condensed appraisal report is more cost-effective because the written derivation is condensed. As soon as the result must be binding towards third parties — tax office, court, bank —, the market value report required. Its remuneration is based on the determined market value:

Credit upon switching
If it is subsequently determined that a market value appraisal is required, the fee already paid for the condensed appraisal report will be credited. The site inspection and market analysis will already have been completed.

In cases of particular complications — such as hereditary building rights, residential or life estate rights, heritage protection, or missing documentation — surcharges may apply; these will be clearly stated in the binding offer prior to commissioning the assignment.
