Munich is the state capital and, with approximately 1.6 million residents, the largest city in Bavaria. Four motorways converge at the A99 ring road, and eight S-Bahn lines serve the city and its surrounding area. Accessibility is no longer a differentiating factor here — instead, value is determined by quarter, street frontage, and connections beyond the immediate vicinity.

Munich is not a uniform market, but a juxtaposition of very different sub-markets. Between Altstadt-Lehel, Schwabing and Bogenhausen on the one hand, and Feldmoching, Ramersdorf or Aubing on the other, there are orders of magnitude — and within a single borough, it is often the street segment that decides. An appraisal report that does not reflect this fine structure is of little value to the tax office, court or bank.

What is value-relevant in Munich

Preservation ordinances and tenant protection. Large parts of the city area lie within social preservation zones. Renovations require approval there, and structural enhancements can only be implemented to a limited extent. Encumbrances and subsidies. Occupancy and rent restrictions from housing subsidies expire at different times. The remaining restriction period is a property-specific characteristic that significantly affects the income value.

Monument preservation and preservation of existing structures. In the established neighbourhoods, many buildings are under heritage protection or within ensemble protection areas. This affects renovation costs, the usability of the attic space, and tax treatment equally.

Market structure

The basis for any valuation is the data from the competent expert committee (Gutachterausschuss). Standard land values, the purchase price collection, and the real estate market report are exclusively available from the committee itself.

These data apply exclusively to the area of the respective committee. This is why a value cannot be derived from a neighboring district: a different purchase price database, a different property yield rate, and a different valuation date apply there. Relying on nationwide average values misses the mark entirely.

This is essential for the tax office, courts, and banks. market value report the correct format.
