Do you need a reliable valuation for a property in the Munich district? The district forms a ring around the state capital and is anything but homogeneous. Between the villa areas in the south, the research and commercial locations in the north, and the established residential communities in the east, there are significant differences in value levels. The municipal boundary is often a sharper dividing line than the distance to the city.
What is relevant for value in the district
South. Grünwald, Pullach, and Straßlach-Dingharting form the upper end of the market. Large plots, restrictive zoning plans, and a very thin supply market mean that individual purchase transactions can distort the picture — selecting comparable cases is the core expert service here.
North. Garching and Ismaning are characterized by the research campus, commercial, and media locations. In addition to the residential market, there is a distinct market for commercial and special-purpose properties with its own pricing logic.
East and southeast. Haar, Ottobrunn, Unterhaching, and Neubiberg thrive on their S-Bahn (suburban rail) connectivity. The walkable accessibility to the station is one of the strongest value-driving characteristics in these sub-markets and must be properly justified as a locational factor in the appraisal report.
Inner area and outer area. In the peripheral areas of the municipalities, the boundary between § 34 BauGB and § 35 BauGB does not always run where owners assume it does. It determines the buildability — and thus the land value.
Market structure
The basis for any valuation is the data from the competent expert committee (Gutachterausschuss). The Expert committee (Gutachterausschuss) of the District of Munich pursuant to § 195 BauGB, maintains the purchase price database, derives standard land values from it, and publishes the real estate market report with transaction figures, price trends, and the required data — property yield rates, cost approach and comparison factors. Standard land values can be obtained from the committee against a fee; the purchase price database and real estate market report are also available there.
These data apply exclusively to the area of the respective committee. This is why a value cannot be derived from a neighboring district: a different purchase price database, a different property yield rate, and a different valuation date apply there. Relying on nationwide average values misses the mark entirely.

Which approach is appropriate here?
In the larger municipalities, the collection of purchase prices is sufficient for the sales comparison approach; in smaller municipalities, there are often too few sales transactions per year for the Cost approach for single- and two-family homes represents the more viable approach. For rented properties and mixed-use buildings, this Income approach decisive. The choice of valuation method must be justified in the appraisal report — not the other way around.
