Yes. Our market value appraisals can be used as Level 3 valuations under IFRS 13. The valuation models and all input parameters are fully disclosed and documented, so that the appraisal report meets the auditor's requirements for investment property under IAS 40.

For many years, Tobias Streckel commissioned, managed and reviewed real estate valuations on the client side himself and saw them through to completion. Yes. We prepare appraisal reports for public real estate funds and real estate special funds, both for acquisitions and for recurring portfolio valuations. We agree the purpose of the valuation, valuation dates, methodology and reporting scope with the capital management company (KVG). The KAGB provisions and investment conditions applicable to the respective fund type are decisive. Requirements regarding independence, appointment and, where applicable, several external valuers are clarified before the mandate is accepted. Our property values form a basis for calculating the net asset value (NAV), the annual financial statements and fund reporting. Legal basis: § 216 KAGB and, for open-ended public real estate funds, in particular § 249 KAGB.

Yes. For Luxembourg fund structures, we value properties and portfolios located in Germany. These include, for example, SICAV-RAIFs and SICAV-SIFs. SICAV stands for an investment company with variable capital; RAIF and SIF denote different fund regimes. The specific valuation requirements follow from the respective regime, the fund documents and the requirements of the responsible alternative investment fund manager (AIFM). We agree the basis of value, valuation dates, documentation and our role in the valuation process with the client and the AIFM in advance. For context: Luxembourg RAIF Act.

In addition to property documents, the tenancy schedule, leases and information on vacancy, operating costs and planned capital expenditure, we need the valuation date and the relevant investment conditions and valuation requirements of the KVG or AIFM. For subsequent valuations, the previous year's appraisal reports and an overview of material changes are helpful. For portfolios, we agree uniform data fields, delivery dates and reporting formats. We provide the property values and their derivation; the fund NAV, including other assets and liabilities, is calculated in the fund process designated for that purpose.

Yes. We are available to provide clarifications to the auditor, internal risk management, or the supervisory authority — in writing or by phone. Supplementary appraisal reports and updated opinions are prepared on request under separate terms.

As standard, as a PDF and as a bound copy. For automated processing, we also deliver the valuation data in structured form as BIS-XML, so that values, property and valuation characteristics can be imported into your collateral and loan systems without manual re-entry. We implement other common exchange formats and in-house templates — such as your organisation's Excel templates or a data schema agreed with you — according to your specification. Please let us know your target format before placing the order.

Nothing. Access to our valuation platform is free of charge for clients and has no minimum term. Every contact person in your organisation receives their own personalised login; access is enabled per case, so a new member of staff cannot automatically see the entire valuation history. The application is operated in Germany; we provide a data processing agreement under Art. 28 GDPR.

Yes. We prepare acquisition and portfolio valuations for properties held in open-ended and closed-ended investment limited partnerships (InvKG). The InvKG is a company-law form of investment fund; its classification as a public or special AIF and the specific investment conditions determine the further requirements. We agree valuation dates, scope and reporting formats with the KVG. Our appraisal reports provide the property values as the basis for annual financial statements, NAV calculation and investor reporting. Legal basis: open-ended InvKG (§ 124 KAGB) and articles of association of the closed-ended InvKG (§ 150 KAGB).
